Subdivision Surveys

Subdivision Surveys is the procedure of dividing a larger parcel of land into two or more smaller parcels. Once the registration is completed with the Land Title Office of Alberta, each of the newly created parcels can be given a separate title.

NOTE: The process of completion subdivision can take more than FOUR months.

Site designing Plan

You designer may request a site plan or topographic plan to develop the most suitable building solution for your needs. The site plan or topographic plan will illustrate the existing structures (such as the existing dwelling, garage, decks), ground elevations, contours, and trees.

Development Permitting

Once your new home designs have been completed, we can assist you in preparing the plot plan and Lot grading plan to fulfill one of your development permit requirements.

A plot plan includes a proposed dwelling with setbacks from all property lines, the dimensions of property lines, the geodetic elevation of the site, calculations of site area and site coverage, and other relevant details.

A lot grading plan contains information such as the surface slopes of drainage swales, the drainage pattern, surface discharge details, and other relevant information.

Foundation stakeout

Following the demolition of existing buildings, the excavation contractor will require a foundation layout for the future home. As professional land surveyor, we will accurately mark all foundation corners and offset stakes with appropriate distances and heights to avoid any stakes being destroyed during excavation.

Foundation Footing check

In some cases, the stakes may be displaced during excavation, and the cribbers may use the incorrect marking to lay out the footing. This can result in the foundation being situated incorrectly in comparison to the approved plot plan. To prevent such errors, we highly recommend that this critical step be taken to ensure that the foundation footing locations are checked.

Real property report (RPR)

Upon completion of construction, you may need a Real Property report for various reasons, such as to satisfy the requirements of a mortgage lender, realtor, lawyer.

Lot Grading certificate

Once construction is completed and the site has been graded in accordance with an approved lot grading plan, inspections for lot grading are conducted as required by municipal bylaws.
